Great value extended and pro-insulated corner townhome

The unit for sale is a part of The Seasons - a gated project with 24/7 security, conveniently located on the North-East peninsula of Koh Samui, in the most sought-after location - away from the busy main ring road, yet within a short distance of all attractions such as supermarkets, the restaurant hub Fisherman Village, shopping malls, and the airport.The unit for sale is a corner unit located near the central entrance to the project, with only one side bordering neighbors. Excellent uninterrupted view from the second-floor windows overlooking the pool and village from one side and the jungle from the other. The complex features a shared pool and gym. In March 2016, extensive renovations were carried out, including:
  • Extension of the living room by 12 square meters by converting parking space (removal of a wall and moving the entrance by 3 meters).
  • Replacement of the entrance door with a floor-to-ceiling aluminum triple-door across the entire width of the unit.
  • Extension of the rear door opening with the installation of an oversized double aluminum door.
  • Soundproofing of the entire unit using Dry Cellulose Blowing technology material from the USA and installed by a professional soundproofing company from Bangkok, Cell Pro. For this purpose, a team of three people from Bangkok came with materials and equipment for spraying.
  • There are laminate floors throughout the townhouse.
Full unit soundproofing included the following stages:
  • Filling the mounting foam gap between the building's roof and the wall between my unit and the adjacent unit (between the gypsum board ceiling and the building's roof. Initially, there was a gap (in all units), the wall does not fit snugly to the roof, leaving a gap and reducing acoustic insulation. The gap was closed along the entire length of the wall).
  • Strengthening the gypsum board ceiling fixtures throughout the entire second floor and filling the space between the building's roof and the gypsum board ceiling with cellulose. A representative from Cell Pro climbed into the attic and sprayed cellulose across the entire second-floor ceiling area using a gun. The thickness of the cellulose layer above the music studio is 60 centimeters. This provides incredible insulation and super quietness in the room. The thickness of the layer in other parts of the second-floor ceiling is 20 cm.
  • Installation of guides and cellulose spraying on all walls, on the first and second floors, and also on the staircase to the second floor, which adjoins the neighboring unit. The thickness of the cellulose layer is 12 cm. In the music studio, the thickness of the insulation on the wall directly adjacent to the neighboring unit is 20 cm.
  • Spraying cellulose into the ceiling of the first floor through specially cut openings, which the Cell Pro employee squeezed through. The thickness of the layer in the front part of the living room (before exiting to the parking lot) reaches 20-30 cm for better street noise insulation. In the rest of the first-floor ceiling, the height of the insulation is 5-10 cm.
  • Closing the cellulose insulation layer with gypsum board. 
Detailed report on sound insulation works conducted, including videos and company and materials details can be provided upon request.The total cost of expanding the living room, replacing doors, and full soundproofing of the townhouse exceeded 600,000 baht.In January 2023, the following works were carried out:
  • Replacement of tiles and sanitary ware on the second floor.
  • Replacement of the water pump.
  • Servicing, cleaning, and partial replacement of plumbing pipes throughout the house.
  • Replacement of the living room air conditioner with an ultra-quiet Daikin split system (with pipe replacement), emitting only 18 decibels of noise.
The house is in excellent technical condition. Excellent water pressure everywhere. Nothing leaks, everything works properly. Regular pest control has been conducted. The house is sold with furniture, all as seen in the video (except for musical equipment and personal items). The house is sold with a Hitachi washer-dryer with an 11.4 kg capacity, a large Electrolux dishwasher, a television, a microwave oven, a cooktop, an oven, and other household appliances.Outside, in the parking area, there is a barbecue zone with a gas grill and a table. An entirely new gas grill (purchased in March 2024) from the top American company Charbroil, model infrared Performance, is included, with a value of 28,000 baht.Сellulose insulation, in short,  is the most environmentally friendly, natural, and safe material for humans with excellent sound insulation properties. The material is non-combustible and cannot harbor insects or other pests. Additionally, cellulose has excellent thermal insulation properties, allowing it to maintain cool temperatures inside the townhouse and prevent overheating on hot days.

We recently stayed a few nights at the Seasons during a lay over from Samui to Koh Tao - was just next to the airport and also not that far from the beach. The onsite pool and gym were a bonus and the resort had a residential feel about it so it was very comfortable.
